Madison Capital Group, a prominent real estate investment and development firm based in Charlotte, has announced its latest venture—the Go Store It Opportunity Fund, LP. This ambitious $250 million fund is designed to tap into the flourishing self-storage market, with a concentrated focus on the Sun Belt region, particularly in the Southeast.
The operations of the fund will be managed by Go Store It Self Storage, a subsidiary of Madison Capital Group. The strategy includes acquiring underperforming storage facilities with significant potential for value enhancement, investing in pre-stabilized properties at compelling prices, and purchasing stabilized assets in areas with strong demand. Furthermore, the fund will support the development of new storage facilities in strategic, high-growth locations.

Florida, North Carolina, and Georgia have been identified as key investment hubs due to their consistent population influx from workforce migration and retiree relocation, which continues to drive demand for storage solutions.
