We screen through RentSpree. Every adult 18 and older who will live in the home completes an application and provides proof of income, along with a background check and an eviction history report. We apply the same criteria to every applicant.

How quickly can you lease my property?

It depends on price, condition, and the season. Accurate pricing, professional marketing, and personal showings are how we keep vacant days to a minimum. Your rent analysis will include a realistic timeline.

Do tenants need renter's insurance?

Yes. Every tenant must carry renter's liability insurance before move-in.

Scrolling through social media recently, I came across a new spot that caught my eye: Yeye Jiang Tea, tucked into the first floor of the Aviara apartments on South Dixie Highway. As someone who enjoys checking out local gems, I decided to stop in and see what this new addition to Pompano Beach had to offer.

Walking in, my first impression was the cozy, modern aesthetic. The space has high, unfinished industrial-style ceilings with exposed A/C vents, which give it that trendy loft vibe. It feels like the kind of place you could settle into for a quick meeting, some laptop time, or just to relax with a cup of tea or coffee.

Vanilla Latte from Yeye Jiang Tea in Pompano Beach by Hansel Duran

I ordered a vanilla latte with coconut milk. Normally, they make it with condensed milk, but I opted for a lighter twist. The latte was smooth and served in a premium matte cup that stood out, complete with a neat plug on the lid where you can either sip directly or add a straw. Small details like that made the presentation feel elevated.
