Our coordinator will handle the following tasks on behalf of the agent:
Gather all necessary documents, including the listing agreement, addendums, and seller’s property disclosure.
Ensure any missing signatures or information are obtained from the seller(s).
Collect the MLS listing input form.
Review all documents for compliance with office requirements.
Submit the complete file to the agent's office or market center.
Arrange for the installation of the agent/brokerage sign (agent to provide sign company details) and confirm installation.
Schedule property photography and/or virtual tours (agent to provide photographer details).
Enter the property listing into the MLS (agent to provide a description or we will create one based on available information and photos).
Follow up with the photographer to ensure timely delivery of photos/tour.
Upload and organize photos into the MLS in the order specified or to best showcase the property.
Upload the virtual tour into the MLS.
Make requested changes to the MLS listing within 72 hours of the agent or seller's request.
Set up showing instructions using Showing Desk or a preferred service provided by the agent.
Send copies of executed documents to the seller via email or mail, upon request.
Note: This service does not include follow-up on showings or feedback collection.
Our contract-to-close service includes the following:
Send introductory emails with important deadlines and attach executed/binding documents.
Conduct buyer introduction calls to review key deadlines.
Review the contract for office compliance, and obtain any missing documents or signatures.
Submit the complete file to the agent’s office or market center, including the submission of green sheets.
Manage and track all contract deadlines.
Notify all parties of upcoming due dates with reminders via phone and/or email.
Provide weekly update reports to all parties via email, ensuring consistent communication.
Follow up on all escrow deposits and distribute confirmation.
Schedule the home inspection upon request.
Confirm that the loan application has been submitted.
Call the mortgage company for regular status updates.
Follow up on the loan commitment letter from the lender.
Order title services and confirm clear title, updating all parties.
Send the contract, addendums, and any required documents to the title company.
Provide the preliminary title report to the buyer's agent.
Schedule the appraisal and follow up on the appraisal value, sharing updates with all parties.
Ensure the lender stays on track for loan approval, CD release, and the closing date.
Request and review the settlement statement before closing.
Submit the DA (Disbursement Authorization) to the title company or closing attorney.
Schedule the final walkthrough and closing.
Submit the file for office compliance.
Follow up on HOA applications and ensure HOA approval is provided to the title company, when applicable.
Facilitate amendments and addendums as needed.
Confirm the buyer has received wiring instructions for closing.
Provide vendor referrals as needed.
Ensure timely payment for the agent.
$500 for both seller and buyer representation.
